Questions? We've got answers.

Short, honest answers about using Boraak and about real estate in Texas. For the long version (with jokes), see our guides.

Using Boraak

Is Boraak free to use?

Yes. Searching, saving homes, saving searches, messaging sellers and posting a listing are free.

How do I save a home?

Tap the heart on any listing photo. If you're not signed in, we'll ask you to sign in or create an account, then save it for you automatically.

How do I share a listing?

Tap the chain-link icon on the photo. On a phone it opens your share menu; on a computer it copies the link.

How do saved searches and email alerts work?

Set your filters on the Properties page and press Save search. If you turn on alerts, we email you once a day at most, only when new listings match. Manage them on your Saved page.

How do I search around my office or a school?

Open Location in Advanced Search, choose Pick a point on the map, drop the pin and pick a radius. You can also search a whole city, county, lake or neighborhood by name, or draw your own area on the map.

What do the colored pins on the map mean?

Each color is a kind of listing (for sale, for rent, pre-foreclosure, commercial and so on). Use Pin types on the map to show or hide each kind.

How do I compare homes?

Save 2 to 4 homes, open Saved, tick them and press Compare for a side-by-side view.

How do I contact a seller or agent?

Open the listing and use Request a Tour or Contact. Messages stay private inside Boraak; owners' phone numbers and emails aren't shown.

Why don't I see the street address on some listings?

Some sellers keep their address private (you'll see a cloud and the area instead). Message them; they can share the exact address with you.

Are Boraak's estimates official?

No. Payment estimates, walkability scores and similar figures are illustrative. Boraak isn't a lender, appraiser or law firm.

Listing types

What is a pre-foreclosure listing?

A home whose owner needs to sell quickly, often before a foreclosure sale. You'll see the seller's value estimate and what the bank needs. More in buying pre-foreclosures.

What is a mortgage takeover?

A home where the buyer takes over the seller's existing loan (usually FHA, VA or USDA), often at a lower rate. You'll need to qualify with the seller's servicer and cover the seller's equity. See mortgage takeovers.

What is a lease takeover?

A tenant hands their lease to a new tenant for the rest of the term. In Texas the landlord must consent first. See lease takeovers.

What is a Win-Win (Share and Care) listing?

Use of land or a home in exchange for work or a share, like caretaking, land prep, garden sharing or sweat equity, instead of plain rent. See Win-Win deals.

What's the difference between For Rent and For Lease?

For Rent is mostly homes and apartments. For Lease is mainly commercial space, farmland or long-term site leases.

What does the gold 'under market value' tag mean?

On pre-foreclosure listings it shows how far the asking price is below the seller's own estimate of the home's value. It isn't an appraisal.

What does 'Pending / Under Contract' mean?

The seller has accepted an offer and the sale is in progress. It may still fall through, so you can keep watching it.

Buying in Dallas–Fort Worth

Should I rent or buy in DFW?

Buying tends to make sense if you'll stay about five years or more and can comfortably cover the full monthly cost. Here's an honest way to decide.

Can I negotiate on new construction?
