Selling by owner in Texas, step by step

  1. 1Price it rightStart with the estimate below and the prices of similar homes nearby. Homes priced right from day one sell faster.
  2. 2Get it readyFix small things, clean, and take bright photos in daylight. Gather your survey, HOA documents and recent utility bills.
  3. 3List and sharePost your listing, turn on offers, add showing times and share it. Put a sign in the yard with your QR code.
  4. 4Show the homeBuyers book times you choose. Ask buyers for a pre-approval letter or proof of funds before you agree to terms.
  5. 5Agree on an offerMost Texas sales use the state's TREC contract forms, which are free on the Texas Real Estate Commission website. They cover the price, financing, closing date, earnest money and the option period.
  6. 6Open titleSend the signed contract to a title company. It holds the buyer's earnest money, checks the title and runs the closing. In Texas the seller usually pays for the owner's title policy.
  7. 7DiscloseGive the buyer the Seller's Disclosure Notice (required by Texas law for most home sales) and, for homes built before 1978, the lead-based paint disclosure.
  8. 8Option period and inspectionDuring the option period the buyer inspects and may ask for repairs or a lower price, or walk away. Then the lender's appraisal, if there is a loan.
  9. 9CloseSign at the title company, hand over the keys and get paid. Mark your listing Pending, then Closed, on your dashboard.

General information, not legal advice. Contracts are binding: a Texas real estate attorney can review yours for a flat fee. The standard home contract: TREC One to Four Family Residential Contract (Resale)
