Buying a Pre-Foreclosure Home in DFW: Deals, Risks and Good Manners

By The Boraak Team · September 27, 2026 · 6 min read

The short answer

Buying a pre-foreclosure home means buying from an owner who needs to sell before a foreclosure sale. You can often negotiate a fair price, but you're racing a deadline: get pre-approved or have cash ready, check the payoff amount and any liens with a title company, inspect as usual, and close before the sale date. Be respectful; the seller is having a hard year.

Why pre-foreclosure homes can be good deals

The seller's main goal is often speed and certainty, not squeezing out the last dollar. If you can close quickly and cleanly, that's valuable to them, and it can mean a better price or terms for you.

On Boraak, pre-foreclosure listings show the seller's value estimate, the amount the bank needs, and a gold "under market value" tag when the asking price is below the seller's estimate. (That value is the seller's own estimate, not an appraisal.)

Do the math: the payoff matters

A sale has to pay off the loan (and any other liens) unless the lender agrees to a short sale. If the asking price is below what's owed, the lender must approve, which takes time. Check the numbers early with the title company.

Watch the calendar

Texas foreclosure sales happen on the first Tuesday of the month. Ask the seller for the posted sale date, and make sure your financing, inspection and title work fit before it. A lender may postpone a sale for a pending contract, but that's up to them.

Protect yourself

  • Use a real contract (the TREC contract) and a title company
  • Get an inspection; distressed homes sometimes have deferred maintenance
  • Never send money directly to the seller "to stop the foreclosure"; all funds go through title
  • Only the seller can share the exact address with you on Boraak. Ask through messages.

Quick questions

Is a pre-foreclosure the same as a foreclosure auction?

No. In pre-foreclosure the owner still owns the home and can sell it normally. At a foreclosure auction, the home is sold by the lender's trustee.

Can I get a mortgage for a pre-foreclosure home?

Yes, as long as your loan can close before the sale date. Tell your lender about the deadline up front.
