Buyer's guide

  1. Get a rough budget with the affordability estimate before you start touring.
  2. Search by ZIP and radius, or draw your own area on the map, to focus on the right neighborhoods.
  3. Save homes you like and use the compare tool once you have 2–4 favorites.
  4. Message the seller directly from a listing page to ask questions or request a tour.
  5. If you're looking at land, check the size, access and zoning; for a Share and Care listing, read the allowed uses and arrangement terms carefully — they vary a lot listing to listing.

Renter's guide

  1. Filter by price and bedrooms in rental search.

Seller's guide

  1. Decide between listing with an agent or selling it yourself — see your options.
  2. Get a starting price with the home value estimate.
  3. Use clear, well-lit photos and a description that leads with what's distinctive about the property.
  4. Respond quickly to buyer messages and tour requests.

Mortgage basics

Most buyers finance a home with a mortgage: a loan secured by the property, repaid monthly over a set term (commonly 15 or 30 years) at a fixed or adjustable interest rate. Lenders typically look at your income, existing debt, credit history, and down payment to decide how much you can borrow. Try the mortgage calculator to see how price, down payment, and rate affect a monthly payment — and remember a lender's real quote will differ from any estimate here.
