Buying New Construction in DFW: Incentives, Inspections and Your Own Advocate

By The Boraak Team · September 27, 2026 · 6 min read

The short answer

New construction in DFW can be a good deal, especially when builders offer rate buydowns or closing cost help, but the builder's sales rep works for the builder. Bring your own agent or advisor, compare the incentive against a lower price, and still get independent inspections before the drywall goes up and before closing.

Who works for whom

The friendly person in the model home represents the builder. That's fine; just know it. If you want someone on your side, bring your own buyer's agent on your first visit. Many builders require that, or they may not work with an agent you bring later.

Incentives: price cut or rate buydown?

Builders often offer help with closing costs or buying down your interest rate, usually through their preferred lender. Compare:

  • The monthly payment with the incentive vs. with a lower price and your own lender
  • How long the buydown lasts: some are temporary (for example, the first year or two)
  • What you give up: upgrades, lot choice or timing

Yes, inspect a brand-new house

New doesn't mean perfect. Independent inspectors commonly do:

  1. Pre-pour (foundation) inspection
  2. Pre-drywall inspection, while wiring and plumbing are still visible
  3. Final inspection before closing
  4. An 11-month warranty inspection, before the builder's first-year warranty ends

It's much cheaper to fix a missing strap before the drywall than after.

Read the warranty and the HOA

Ask for the builder warranty in writing: what's covered, for how long, and how to file claims. New communities almost always have an HOA, sometimes with a separate "public improvement district" assessment. Know the total before you pick the lot.

Quick questions

Can I negotiate on a new construction home?

Often you can negotiate incentives, upgrades or closing costs more easily than the base price, especially on finished homes sitting unsold.

Do new homes need a home inspection?

Yes. Independent inspections at the foundation, pre-drywall and final stages catch problems while they're cheap to fix.
